Maintenance in Training Technician

This is a  maintenance program designed to give entry-level talent on-the-job training and exposure to the Maintenance Technician position with the intent that trainees would move into a permanent role upon program completion.
 
SUMMARY
This position provides the opportunity to gain practical work experience as a property management maintenance technician.  Maintenance in Training (MIT) technicians will work closely with a Maintenance Mentor to learn all aspects of the Maintenance Technician role including equipment installation troubleshooting, repairs and preventative maintenance in order to ensure the property and grounds are meeting the company’s established standards and any applicable laws.  Upon successful completion of the Maintenance in Training Learning Plan, trainees will move into a Maintenance Technician III position.

ESSENTIAL JOB DUTIES
  • Works directly with Maintenance Mentor to complete outlined Maintenance-In-Training Learning Plan
  • Completes assigned training courses
  • Reviews all existing work orders with the Maintenance Mentor and completes work orders as assigned
  • Performs ground keeping tasks (as needed, based on needs of the property)
  • Assist the Property Manager in completing unit-to-unit inspections
  • Works directly with Property Manager and onsite technicians to keep an adequate inventory of hand tools, parts and supplies to maintain a complete workshop area.
  • Works with Maintenance Mentor to monitor and maintain all building systems (HVAC, Plumbing, Boilers) and complete all site-level preventative maintenance duties
  • Maintain positive and professional manner with all residents, vendors and the public
  • Comply with all safety program requirements and work to promote safety in the workplace
  • Alerts the Property Manager to any unusual circumstances or high priority issues that need immediate attention
  • All other duties as assigned by the Property Manager or Maintenance Supervisor
 
QUALIFICATIONS
 
Required Education and Experience
  • Minimum of 0-2 years’ experience in a related work environment (construction, maintenance, general labor)
  • AA degree or certification in mechanical, HVAC, electrical or industrial maintenance (preferred)
Required Skills and Abilities:
  • Ability to use tact, diplomacy and a clear, courteous manner when dealing with co-workers and the public.
  • Ability to openly accept feedback and display a willingness to learn
  • Fluent in English and skilled in oral and written communication
  • Ability to perform assigned tasks with some work direction
  • Ability to work collaboratively in a team environment
 
Physical Demands:
Must be able to work in a physically demanding environment.  Frequent kneeling, lifting, pushing, pulling and moving through-out day.  Regular lifting of more than 20 lbs and frequent lifting of up to 80 lbs with assistance. May encounter heights, ladders, uneven walking surface, stairs, confined spaces, and noise. Exposed to external weather conditions, drafts and interior temperature changes.  Will regularly handle supplies and tools with sharp edges.  Must be able to quickly and easily navigate the property/building as required to meet the job functions, including climbing stairs and walking the hallways and common areas.
